- 2. What utilities are included and/or available?
- We
pay for water, sewer and trash collection.
- You
pay for your own electric. New high-efficiency heat pumps were
installed in June, 2007, so future energy costs should be expected to
be less than historically. However, actual monthly bills Apr 2005
through Mar 2006 were:
- Small
one bedroom average = $29
- Large
one bedroom average = $66
- There
is no gas.
- Other
available services include: telephone (choice of Qwest and/or Cox),
cable TV (Cox), high speed internet access (choice of Cox and/or Qwest).

- 3. Is there a lease deposit and is it refundable?
- The
deposit is one and one-half times the monthly rental rate. It is
completely refundable, provided that you fulfill the terms of the lease
agreement and return the apartment to us in as clean and undamaged a
condition as when you take possession. It may not be applied to the
monthly rents.
- 4. Do you accept pets?
- Sorry,
no. Assistive animals with persons requiring such assistance are
excepted with prior approval from management.
- 5. What other restrictions are there?
- No
personal contact for business or profit on the premises.
- No
excessive noise or nuisance. Most residents are grad students and
working professionals who require a peaceful environment.
- Occupancy
is limited to persons approved by us in writing prior to their
residency.
- Other
miscellaneous policies are addressed in our lease agreement and rules.
- 6. What type of parking is available?
- Neighborhood
restricted parallel street parking is available for a $2.50 annual
charge.

- 7. Is there air conditioning or evaporative
cooling?
- Air
conditioning. Actually, heating and cooling is by new (June, 2007)
high-efficiency heat pump. Since one thermostat controls both, you
decide if and when heating or cooling is needed year-round.

- 8. What appliances are included?
- Frost
free refrigerators and electric ranges with ovens. There are no
built-in dishwashers, since the 1940 cabinets (with ceramic tile
counter tops) are slightly too short for today's machines. A "portable"
dishwasher could be used, but might need to be moved to another room
when not in use.

- 9. Is there a laundry?
- There
is a private coin-operated laundry across the street for the exclusive
use of Hawthorne Manor and residents of the neighboring
property.
- In
addition, each of the Hawthorne Manor cottages have hookups inside to
accommodate a "stacked" washer/dryer. That room can
alternatively
be used as an additional clothes closet.

Are there window coverings?
Yes, mini blinds are provided.

- 11. What type of floor coverings are there?
- All
cottages have brick or no-wax tile in the kitchens and ceramic or brick
in the baths and
polished concrete, brick or neutral carpeting in the other rooms.

12. Are there private, fenced yards?
- Yes.
These vary in size depending upon the apartment. All have gates that
can be locked with your own padlock. Note: the yard at the small
one-bedroom cottage comfortably provides additional outdoor living area.
- 13. Who takes care of yard maintenance?

- We
take care of the common areas and you are required to maintain your
private fenced yard in a neat, clean and weed-free manner.

- 14. Are there covered porches?
- Yes.
All provide an attractive outdoor area for sitting, potted plants, etc.

- 15. What's the neighborhood like?
- The
Sam Hughes neighborhood dates back to the early 1920's and is
recognized as one of Tucson's more stable central-city residential
areas. The residents feel that the neighborhood is unique because of
its proximity to the U of A, Himmel Park Library, an excellent
elementary school (Sam Hughes) and a variety of shops and services. It
is known for its bike routes, recreational facilities, pleasant areas
for walking and jogging and generally quiet, settled environment.

- 16. How may I inspect an apartment?
- You
may view photos and floor plans here at our web site. Then, please
contact us by e-mail at apt@qualprop.com or by phone at 520-909-5569. Advise what days and
times are convenient for an appointment for yourself. If the apartment
is occupied, an appointment will be scheduled at a time also convenient
for the resident, and normally at least 48 hours in advance.

- 17. Is there a charge for applying for residency?
- Yes.
$30 if one person, $45 if two people.

- 18. What is your application policy?
- Complete
a rental application, including credit and prior landlord references.
- Deposit
$500 with us plus a $30 (one person) or $45 (two people) non-refundable
application fee.
- Within
4 working days or less we will advise you of the disposition of your
application.
- If
rejected, $500 will be returned to you immediately.
- If
accepted, $500 will be applied to your lease security deposit. The
balance of your deposit and your first month's rent will be due when
you take possession.
